A penalty of 5 percent of the property price applies for each month of default, which is ₦225,000 a month. We put that in normal-sized type instead of small print. If six months looks tight, tell us before you pay the deposit.
When you have looked, and you are ready
Complete the subscription form and we confirm your plot, the price and the payment schedule with you in writing. It takes about four minutes, and you can do it from anywhere in the world. Submitting it does not transfer money and does not commit you.
Your protection
You can walk away, and you never pay before you look.
Nothing is asked of you until you have stood on the land, seen the beacons and read the terms. If you change your mind after paying, your money is refunded less a 20 percent administrative fee. Allow three weeks for processing.

Before you send anybody money.
Can I buy without coming to Nigeria?
Yes. We inspect the plot with you on a live video call in your own time zone, you direct the camera, and you can record the call. Documents are sent to you and to your lawyer for review before any payment. Many of our buyers complete this way.
What documents do I actually receive?
A Deed of Assignment and a registered survey plan, both in your name, issued on allocation. Your plot beacons are shown to you physically on site. The estate-wide Certificate of Occupancy is still being processed, and we say so plainly rather than letting you discover it later.
Why is your land cheaper than the estate next door?
Because we are at an earlier stage of the same process every Nigerian estate goes through, and the price reflects that. Your Deed of Assignment and registered survey plan are issued in your name on allocation. The estate-wide Certificate of Occupancy is in process. An estate that has already completed that step has spent time and money on it and charges accordingly, which is why the same 464 sqm nearby is ₦12.5 million. Buy now and you pay ₦4.5 million for the same land, at an earlier point in the sequence.
Is the land free from dispute?
Yes, and you do not have to take our word for it. The Delta State government has a road project running to the estate with its board standing on site. Governments do not commit contracts to land in dispute. Bring your own surveyor or lawyer on inspection day if you prefer.
What happens if I cannot finish paying in six months?
A penalty of 5 percent of the property price applies for each month past the deadline, which is ₦225,000 a month. It is a serious figure and that is why we state it here rather than in small print. If six months looks tight for your situation, tell us before you pay the deposit and we will be straight with you about whether this is right for you.
Can I get my money back if I change my mind?
Yes. Your payment is refunded less a 20 percent administrative fee. Allow three weeks for processing. The terms are written into the agreement you sign before any money moves.
How do I know I am paying the real company?
CPAL account details are confirmed to you directly by our office, on a recorded call or in writing. Never act on account details sent through a WhatsApp status, a group chat or a forwarded flyer, even from a realtor you know. Call 0806 789 8622 and check. This protects you from us as much as from anybody else.
Is this an investment with a guaranteed return?
No, and any company telling you otherwise is one to walk away from. We sell land as ownership. What we can show you is what already exists here: a completed bridge, a government road contract, installed power, and other developers who arrived before us. What you conclude from that is your own judgement to make.
